Job Summary:
We are hiring an experienced Development Manager / Senior Development Manager on behalf of our client in the real estate development and contracting industry. The successful candidate will lead and manage multiple real estate development projects — from concept and feasibility through design, procurement, construction, and handover — ensuring alignment with business objectives, financial targets, and project timelines. The role involves strategic planning, stakeholder coordination, and the management of multidisciplinary teams, consultants, and contractors to ensure successful project delivery within approved budgets and standards.
Key Responsibilities:
- Lead the end-to-end development cycle for residential, retail, and mixed-use projects — from feasibility and concept design to completion and handover.
- Conduct feasibility studies and financial modeling to assess project viability and secure management approvals.
- Manage and coordinate internal teams and external consultants across design, planning, cost management, procurement, and construction.
- Oversee project planning, scheduling, and progress monitoring to ensure adherence to timelines, budgets, and quality standards.
- Drive value engineering initiatives, ensuring cost efficiency and optimal design solutions.
- Review and evaluate design proposals to ensure compliance with development goals and authority regulations.
- Manage the tendering process, contract negotiations, and appointment of consultants, contractors, and service providers in coordination with Procurement.
- Monitor contractor and consultant performance, ensuring compliance with contractual obligations, design intent, and safety standards.
- Identify project risks early and develop mitigation strategies through continuous monitoring of project deliverables and risk registers.
- Oversee the pre-construction and authority approvals process, ensuring timely NOCs, permits, and certificates are obtained.
- Supervise construction activities, control variations and claims (EOTs, VOs), and ensure timely project completion and handover.
- Collaborate with internal teams on sales, leasing, marketing, and asset management strategies to optimize project performance.
- Prepare regular progress reports, cost updates, and presentations for senior management and stakeholders.
- Ensure seamless coordination with Facilities Management (FM) and Customer Relations (CRM) teams for project handover and operational readiness.
Qualifications & Skills:
- Bachelor’s Degree in Real Estate, Civil Engineering, Architecture, or Construction Management (Master’s degree preferred).
- Minimum 10–15 years of relevant experience in real estate development and project management, preferably within the UAE/GCC region.
- Proven experience managing large-scale residential, retail, or mixed-use developments valued at AED 500 million+.
- Strong understanding of feasibility studies, valuations, appraisals, and development financial models.
- Excellent knowledge of design, construction, procurement, and project control processes.
- Familiarity with GCC authority procedures and regulations (e.g., ADM, RERA, Civil Defense, Estidama).
- Experience in contract negotiation, claims management, and consultant/contractor coordination.
- Proficiency in MS Office, Primavera P6, and project management software.
- Strong leadership, communication, and stakeholder management skills.
- PMP certification or equivalent project management credential is an advantage.
